Anyone who's stayed through a monsoon knows the rain doesn't pour, it crashes.

That's why the roof is pitched terracotta tile. Water clears the slope in under a minute, no leaks waiting at year five.

A 200-unit launch sells units, not neighbourhoods. You can feel it the moment you walk in.

Nineteen houses is small on purpose. Small enough that you'll recognise your neighbours by their cars.

What works here is what's worked here for a hundred years.

    Pitched gable roof, terracotta tile.

    A traditional Malay-influenced roof line, scaled for two storeys. Sheds monsoon rain fast. Creates a tall, cross-ventilated upper floor, cooler than a flat slab can ever be.

    Full-length first-floor balcony.

    Not a token Juliet, a real balcony you can put two chairs and a coffee on. Doubles as the porch's roof, so the front of the house is sheltered without losing light.

    Deep car porch, generous overhang.

    Two cars under cover, paved in concrete pavers. The slab extends past the porch, load and unload groceries without getting wet.

    Tall ground-floor windows.

    Floor-to-ceiling sliding glass at the back, framed openings up front. The living room reads as one bright room, not a series of dim boxes, and air moves all the way through.

    Set back from the boundary.

    Kawasan Hijau buffers on every plot mean a true garden, not a fence-to-fence build. Plant frangipani. Plant lime trees. Let the kids run.

    White on red, the Penang palette.

Things buyers ask.

01Is the title freehold or leasehold?+

Freehold. The land is Lot 24480, individual titles will be issued at handover. No 99-year clock.

02Are foreigners allowed to buy?+

Yes. The minimum foreign-purchase threshold for landed property in Penang mainland is RM 1.8 million per unit. Bungalow lots may qualify above that level subject to state consent; semi-detached units are not eligible for foreign ownership. Talk to our sales team for the latest threshold.

03What does "Bumi lot" mean here?+

Six lots are reserved under Penang's Bumiputera quota, buyers receive a 5% discount applied to the standard price. These lots can only be transferred to Bumiputera owners. The remaining thirteen are unrestricted.

04When is handover?+

Estimated Q4 2028, a 24-month build clock starting from SPA signing. The exact date is fixed in your SPA with a Liquidated Ascertained Damages (LAD) clause, so you're protected if we're late.

05What's included in the price?+

The full structure, all finishes listed in our specifications schedule, sanitaryware in every bathroom, water heaters, electrical points, fibre & CAT-6 wiring, smart-home pre-wiring, and a 7kW EV charger point at the car porch. Kitchen cabinetry, air-con units and lighting fixtures are owner fit-out.

06Can I choose my lot?+

Yes, lots are released on a first-come basis from the published price list. Corner lots (04 and 19) carry a corner premium. Bungalow lots (01–03) are priced individually based on land size.

07What's the maintenance arrangement?+

A Residents' Association will be set up at handover to maintain the central green, the inner ring road, drains and the kolam tadahan. Indicative monthly contribution: RM 180 per home. The estate is not gated, the layout itself keeps through-traffic out.

08Can I extend or modify the house later?+

Within the approved building envelope, yes, common modifications (porch enclosure, rear-kitchen extension) are pre-approved. External alterations affecting the streetscape require RA & MPSP approval. We provide a renovation guideline at handover.

09Do you assist with bank loans?+

Yes. We work with Maybank, CIMB, RHB and Hong Leong as panel lenders. Pre-qualification typically takes 3–5 working days. Final terms depend on your individual credit profile.

10What if I'm not ready to buy yet?+
